The TCS London Marathon sells out faster every year. Hotels follow the same pattern. The good ones — with the right location, the late checkout, the bathtub — go early. This guide covers where to stay, what to look for as a runner, and how to book in a way that protects you financially while giving you the best possible chance of a great weekend.

What Runners Actually Need From a Hotel

Most hotel guides for the London Marathon focus on one thing: distance to the finish line. That matters, but it’s not the whole picture. Here’s what I think about when recommending a hotel to a runner.

The night before matters more than most people account for. Race morning starts early — you’ll be up by 5am for most wave starts, eating something bland, rechecking your kit, and trying to manage nerves. A quiet room with blackout curtains is worth more the night before a marathon than a rooftop bar. If noise is a concern, ask me to flag it when recommending a room — I note this in every booking.

Late checkout is not a nice-to-have. It’s a necessity. You will cross the finish line on The Mall, collect your medal, find your family, and then need to get back to the hotel. Your legs will not want to hurry. You will want a bath, not a shower, and you will want at least an hour in it. Hotels that offer late checkout — ideally 4pm — are significantly more valuable for marathon weekend than those that don’t. I’ve flagged late checkout availability on every hotel in this guide.

Breakfast needs to work for you, not against you. Pre-race breakfast is a ritual. Most runners have something specific — porridge, toast, a banana, whatever they’ve trained on. A hotel breakfast that opens at 6am and offers a proper buffet is worth knowing about. I’ve noted breakfast options where relevant, and if early opening hours matter to you, tell me when you get in touch.

Luggage storage matters. You’ll check your kit bag at the start but you’ll want to drop non-race luggage at the hotel before heading to Greenwich. Every hotel in this guide offers luggage storage — but if you’re staying somewhere not listed here, always confirm in advance.

Getting to Greenwich from Central London is straightforward. The DLR and Jubilee line both run to Greenwich and North Greenwich. Most Central London hotels are 30–45 minutes by tube to the start area. That’s fine. You don’t need to stay in Greenwich unless you particularly want to.

Book Early — Even Before Your Place Is Confirmed

This is the part most runners get wrong. They wait until their ballot place is confirmed before booking a hotel. By then, the best rooms at the best hotels are gone — or the price has jumped significantly.

Here’s what I recommend instead: book a refundable rate as soon as you start seriously thinking about entering. You’re not committed. If your ballot place doesn’t come through, you cancel and pay nothing. If it does, you have exactly the hotel you wanted at the price it was when you booked.

There’s an additional benefit that most people aren’t aware of. When you book a refundable rate through me, our booking platform automatically monitors the price of your reservation. The earlier you book, the longer that monitoring window, and the more likely you are to benefit from a price drop.

In practical terms: book in October or November for the following April’s marathon. Book refundable. Let the price monitoring work in the background. If your place falls through, cancel with no cost. If it comes through, you’re sorted — and you may well end up paying less than people who booked later.

Hotels Near the Finish Line: Central London

The finish line is on The Mall, between Buckingham Palace and Trafalgar Square. Staying in St James’s, Mayfair, or Westminster puts you within walking distance — which matters a great deal when your legs have just covered 26.2 miles. These are the hotels I recommend for runners who want to be close to the finish.

Five minutes from the finish line — the most logistically straightforward option on the list. You cross The Mall, walk five minutes, and you’re in your room. For runners who want to get horizontal as fast as possible after finishing, it’s hard to beat. The Langham London

One of London’s finest hotels — 2 Michelin Keys, on Regent Street — and a strong option if recovery is a priority. The Chuan Spa is one of the best hotel spas in London, and a post-race treatment here turns a painful afternoon into something more civilised. Near the Start Line: Staying in Greenwich

Most runners travel from Central London to the start, but if you’d rather be closer to the action on race morning — shorter travel, less stress, a familiar route to the start pens — Greenwich is worth considering. Luxury options are more limited than Central London, but the trade-off is a genuinely calmer race day morning.

The most practical option for runners who want to minimise race morning logistics. A 30-minute walk to the start pens, or a short taxi if you’d rather preserve your legs. The DoubleTree cookie on arrival is a small thing — but after a nervous evening it lands well.

Well-Connected: Good for Families and Extended Stays

If you’re making a long weekend of it, travelling with family, or want to combine marathon weekend with some proper London sightseeing, these hotels give you easy access to both start and finish without being directly on top of either.

Direct transport to Greenwich for the start and Central London for everything else. East London has changed significantly — Stratford is now genuinely well-connected, with Westfield for shopping and the Olympic Park on the doorstep for a pre-race shakeout run if that’s your thing.

Frequently Asked Questions

When should I book a hotel for the London Marathon?

As early as you can — ideally as soon as you start seriously thinking about entering, not after your ballot place is confirmed. Book a refundable rate so you can cancel at no cost if your place doesn’t come through. The earlier you book through me, the longer our automated price monitoring works in your favour: if the rate drops at any point before your stay, I rebook it at the lower price, with the same perks in place.

What if I book a hotel but then don’t get a marathon place?

If you book a refundable rate through me, you cancel at no cost. No fee, no penalty. This is exactly why I recommend booking refundable early rather than waiting: you have nothing to lose by securing a room now, and potentially a lot to gain if prices rise or availability tightens closer to race day.

Is it better to stay near the Start or the Finish?

For most runners, near the Finish is the better choice. You’ll travel to the start early in the morning — public transport runs well and the journey from Central London takes 30–45 minutes. After finishing, you want to be close to your hotel, not facing a long journey on exhausted legs. The exception is if you’re particularly anxious about race morning logistics, in which case Greenwich removes that variable entirely.

Why does late checkout matter so much for marathon weekend?

Standard checkout is 11am or 12pm — which means without an extension, you’d be checking out before you’ve even crossed the finish line. After finishing you’ll spend time in the finish area collecting your medal and finding your family, then need to get back to the hotel. Late checkout of 4pm means you arrive back to a room that’s still yours, with time to soak in the bath and recover properly before travelling home.
